JLL, Caludon Castle, Science Lab Upgrade
- Client JLL
- Location Coventry
- Commercial
- Project value £195,000
- Completion date April 2026
Caludon Castle School needed a new, fully serviced science laboratory, but the space available was a standard first-floor classroom beside an IT suite, neither built for practical science. Creating a lab meant bringing in natural gas, hot and cold water, chemical-resistant drainage, a fume cupboard and dedicated ventilation, all inside an existing building with an existing structure, sprinkler system and fire alarm. The rooms had to meet a 30-minute fire strategy, with smoke and fire dampers and fire-stopping at every penetration. Before any of that could happen, walls, ceilings, flooring, underfloor heating, air conditioning and electrics all had to be safely isolated and stripped out.
The Solution
Soljet acted as principal contractor, delivering RIBA Stage 4 to 6 design alongside architect ONE Creative environments and managing Building Control. After safe isolations and strip-out, the team built new fire-rated British Gypsum partitions with acoustic insulation, three fire-rated glazed screens and FD30S doorsets, then fire-stopped every penetration.
The M&E package included new heating, air conditioning, ventilation, a gas installation, Vulcathene lab drainage, a gas fume cupboard, and smoke and fire dampers linked to a central panel.
Finishes included Altro safety flooring, a moisture-resistant ceiling, new lab benching, an accessible sink and a Promethean screen, with the IT suite refurbished alongside.
Summary
By bringing design, building works and specialist M&E together under one principal contractor, Soljet turned two first-floor rooms into a modern, fully serviced science laboratory and an upgraded IT suite. Caludon Castle School now has compliant, fire-safe teaching spaces designed for hands-on practical science, handed over with full commissioning, O&M manuals and training.
